Ra'anana is not cheap, and the west of the city costs noticeably more than the east. Here is what I could find on prices, the tax break for olim buyers, and the order to do the paperwork in.
Rough prices by area
A relocation agency's November 2025 figures (welcome-israel.com (נפתח בכרטיסייה חדשה)):

These are a broker's rough zones, not official data, so treat them as a starting point and check current listings. The cost-of-living worksheet uses this rent range as a hint.

NBN points to Yad2 and Madlan for listings (NBN (נפתח בכרטיסייה חדשה)). The neighbourhoods guide explains how the areas differ, and the directory has real estate agents and lawyers and accountants. For those, I only show English or French when the firm's own site says so.
Olim purchase tax
From 15 August 2024 the olim purchase-tax brackets are: 0% up to NIS 1,978,745, 0.5% up to NIS 6,055,070, and 8% up to NIS 20,183,565. The benefit applies to one residence bought from one year before to seven years after aliyah, and the tax must be paid within 50 days (NBN, purchase tax (נפתח בכרטיסייה חדשה)). The brackets are indexed, so check the current figures with NBN or your lawyer before you sign.
Do the paperwork in this order
- Sign a lease of at least a year, or the purchase contract. Ra'anana's school registration asks for one of these (municipality, olim registration (נפתח בכרטיסייה חדשה)).
- Register the flat in your name at the Resident Service Center (2 Klausner St) for arnona, and claim the olim discount: 90% for 12 months on up to 100 sq m, within two years of aliyah (municipality, arnona discounts (נפתח בכרטיסייה חדשה); NBN, arnona (נפתח בכרטיסייה חדשה)).
- Register the children for gan or school (see the schools guide).
